Shipment is subject to the terms & conditions of the service provider. The service fee is just an initiation charge which will be offset against the final quote for your Kitchen items.

Transfer of Deeds

We can assist in transferring deeds at the Ministry of Lands. Our legal counsel will go through your requirements and will suggest the required process to execute the appropriate deeds. E.g. Gift Deed will be suggested if the transfer of property is going to happen by way of gift. If it involves two or more joint owners, then a relinquishment or release deed will be suggested so that the joint owners can give up / relinquish / release his / their share.

Tenant Eviction

On subscription to this service we will assist you in evicting an errant tenant. We will send a notice through our lawyer on your behalf to the tenant/s demanding release of the property as per the terms of the lease agreement

Where such a notice has already been served by you / your lawyer and the tenant is still unwilling to vacate, we can study the legal implications with assistance from our lawyers and suggest the best course of action. In some cases we may suggest and also try for a negotiated settlement, if possible & acceptable to you. If an eviction suit is the best possible action in the circumstances, then with your approval we will have our lawyers to file a suit for eviction and recover possession of the tenanted premises as per law. Time to evict is dependant on the procedures of the Indian court and eviction suits are pretty long drawn and take a long time to come to a conclusion in the Indian scenario.

The initial charges are only for sending a notice on your behalf and studying the implications of the case and suggesting the best option. For handling the eviction suit or for handling a negotiated settlement, additional charges will be applicable based on the complexity of the case. This will be intimated to you after checking with the lawyers and we can proceed with it only after your approval and payment.

Mutation of Property

Mutation means transfer/change of name in the records of the Municipal Corporation or requisite land authority for the concerned property. It basically means recording in the revenue record the transfer of title of the property from one person to another.

Our lawyers will go through your requirements / property documents and will assess the exact requirements and will suggest the required process. Depending on the case, we may suggest different options that may be suitable like going for a transfer deed etc.

For property mutation (ancestral property inherited), one may need to get the original will probated in the court of law and then approach the land revenue authorities to change the records

On approval of the estimate and receipt of the quote payment, we will undertake the work. We will constantly monitor the work and will update you on a regular basis with digital pictures.

We can undertake renovation of walls, floors, doors, interiors and exteriors of the building, waterproofing and painting etc. All repair work like plumbing, electrical etc. will also be handled through vendors with professional expertise.

Note

Repair / Renovation services will be initiated only on receipt of the quotation amount.

Property Tax

Every property owner is liable to pay property tax to the government. The amount of tax is estimated on the value of the property being taxed. Property Tax in Zambia is levied on residents by local government authorities such as the Lusaka Citiy Council. The rate at which the property tax is paid differs from one municipality to another.
An assessment of the property tax to be paid can be done through a visit to the Property Tax inspector’s office. A copy of the previous tax paid receipts or a copy of the sale deed would be required for this purpose. On receipt of the payment, the tax shall be paid and the scanned copies of the bills shall be sent across to you.

Note

Tax paid receipt will be delivered to any location in India by courier or registered post. International shipping shall be charged extra. The service charge is per property and the estimated property tax amount will be billed separately on actual basis.
